What do I need to do to prepare for an appraisal?
Often the timeline of the request and the required date for the appraisal dictates how you can prepare. With a quick turnaround, all you can do is tidy up and rest assured that the cleaniness of the dwelling does not impact the value. If you have more time it's a good idea to finish off any unfinished projects you may have started.
Also make sure I have access to every room in the house, including the garage, electrical panel, furnace and water heater.
I've been told I need an appraisal, what do I do?
If it's for a purchase or refinance your bank or mortgage broker will assign the appraisal to a firm based on their requirements. In this case, just confirm that they will be ordering the appraisal on your behalf and sit back and wait for our call.
If it's for a change of use or change of title, ie, either your accountant or lawyer has requested that you obtain an appraisal then contact us and we will be happy to help you out with getting the required documents for your professionals.
How can I improve the value of my home?
In reality if you keep your home in good condition, replace the components when necessary (ie, Roof, Furnace, flooring, etc) then the property will show well and the value will be comparable to the neighbouring dwellings which have also been well maintained. The value of your home is largely dependent on the market trends/demand and neighbourhood.
How long does the process take and do I get a copy of the report?
The timeline between completing the walk through of the home and having the report available can range from 24 hours to a week and depends on complicity of subject, required turnaround time, and appraisers workload.
